I first became acquainted with Mr. Steve Osmond, and New Leaf Properties, in July 2016, actually signing with him in mid-September 2016. Hearing of New Leaf was as the result of a very high recommendation from a friend of my oldest daughter. This individual is someone who would normally compete with New Leaf, but due to circumstances had to scale back her own business. After my first meeting with Steve, simply put, I stopped looking at ‘others’, and elected to go with New Leaf. The contractual aspects were very straight forward and dispensed with quite quickly, having had my lawyer take a look at the contract, and which she had no concerns with. Steve then did his advertising as promised, and within five weeks we had a tenant signed, background checked, and moved in. Since then, the process has been very smooth, making my life as a new landlord trouble-free, which is exactly what I was looking for when I first contracted with New Leaf. To date we have gone through one(the first) 12 month renewal, and I have every intention of doing our second in about 5 ½ months. I have used the services of Steve Osmond and New Leaf Properties for several years with my residential rental units in Calgary. I’ve found Steve to be very professional and attentive to my tenant’s needs. He is always ready to respond with appropriate advice and service, and has been instrumental in providing “worry free” operational support for those units under his care. I was apprehensive to hire a property manager as this was my first time renting out a property. Steve came highly recommended from the realtor who’d helped me purchase my first home. I think I was scared in general because of the tenant-related horror stories I kept hearing (from people that have never rented out a home before). Needles to say, Steve did a remarkable job in making me feel safe and finding the right tenant. The tenant is low maintenance, Steve is low maintenance and the only thing I experience is the money coming into my account every month. It’s been nearly a year and not a single issue. I met Steve about a year ago when I was looking for property management services. I had been using a company that began neglecting my properties and I was looking for someone who saw the properties as an investment and valued the tenant relationships. Steve shared this thinking and over the last year has provided excellent property management services. He dealt with substandard tenants by giving them a chance but setting clear expectations at the same time. Some actually worked out but some didn't and he managed the turnover very smoothly. The properties also needed work and maintenance which he handled very well - the cost and quality of the work and also dealt with the City for inspections. One of the things I appreciate most is his communication - he's able to communicate the right level of detail at the right time and when I do ask questions, his responses show that he's clearly paying attention to the details and giving thought to the situation. Now the properties are rented and everything is going smoothly. I would highly recommend Steve and would not hesitate to have him manage more properties.
